RENTAL AGREEMENT

THIS DEED OF RENTAL AGREEMENT is made and executed on this the 1st day of February, 2007 at Bangalore, By and Between

Kasturinagar,
Bangalore – 560 043

Hereinafter called the OWNER of ONE PART AND

Mr. Sandipan De
Aged 25 years
S/O Mr. Amitabha De
No. 102, 3rd D Cross,
Kasturinagar,
Bangalore – 560 043

Hereinafter called the TENANT of the OTHER PART, (which term shall mean and include his legal heirs, executors, representatives, administrators and assigns)

Whereas the OWNER is the lawful and absolute owner of the scheduled premises situated at No. 102, 3rd D Cross, Kasturinagar, Bangalore – 560 043.

Whereas the TENANT who is need of an accommodation, has approached and requested the owner to let-out the said premises on a monthly rental basis and the owner hereby agrees to do so under the following terms and conditions:

NOW THIS AGREEMENT WITNESSETH AS FOLLOWS:-

The tenant has agreed to give a monthly rent of Rs. 6,000.00 (Rupees Six Thousand only). The tenancy month shall be the English calendar month and the rent for each month shall be paid on or before 10th of every succeeding month without fail.

The Tenant has agreed to give a sum of Rs. 60,000.00 (Rupees Sixty thousand only) by cash as security deposit and the owner hereby agrees to refund the said sum free from interest at the time of the tenant vacating and delivering the said premises in the same condition in which it was let-out or on termination of the agreement and after deducting the dues payable if any by the Tenant to the owner.

THIS AGREEMENT SHALL BE IN FORCE FOR A PERIOD OF 11 (ELEVEN) months from 01-FEB-2007. However, the same could be renewed for a further period by mutual consent under fresh terms and conditions. In the event of the tenant continuing for a further period hereby agrees to pay a higher rent by 10% over the last rent paid.

In consideration of the security deposit given and the rents reserved, the Tenant is put into peaceful possession and occupation of the scheduled premises and the Tenant is hereby entitled to use the said premises for the purpose for which it has been mutually agreed upon by and between the parties hereto and shall not use the same for any offensive or illegal trade/business/activities etc., punishable under law. And also shall not stock any inflammable/explosive/harmful material in the said premises.

The lessor hereby agrees with the tenant to:

a) Pay all Taxes (including Corporation, Municipal, etc.) on time and shall not cause the same to be levied to the tenant.

THE TENANT HEREBY AGREES WITH THE OWNER TO:

a) Pay the Electricity charges separately as per bill and water supply charges will be 2 (TWO) shares and Rs. 50.00 payable towards the Motor Lifting charges.

b) Keep and maintain the said premises in clean and good tenantable condition without causing any damages in whatsoever manner nor shall make any structural additions or alterations to the said premises.

c) Use the said premises without causing any nuisance to others and other users of the scheduled property of which the said premises is a portion.

d) Not to sub-let or re-let or under-let or in any way part with the possession or sell the tenancy to any third person/party in whatsoever manner

e) This Rental Agreement is effective from 01-FEB-2007.

f) At the time of vacating the tenant shall bear the painting charges or the owner can deduct the painting charges amount from the security deposit.

The Owner or his/her authorized agents shall be entitled to inspect the house at any reasonable hours with prior intimation.

Either party shall give two months notice in advance for termination of this agreement.

SCHEDULE

All that piece and parcel of the schedule property situated on the First Floor at No. 102, 3rd D Cross, Kasturinagar, East of NGEF, Bangalore – 560 043. Consisting of 2 Bed rooms, with 1 attached bathroom and 1 Common Bathroom, 1 Hall, 1 Kitchen, Pooja Room, with fittings like Fans – 3 Nos., Tubelights – 3 Nos., Geyser – 1 No.

INWITNESS WHEREOF the Owner and Tenant have signed this Rental Agreement in the presence of the following witnesses on the day month and year first above mentioned.
